              Great breakfast but bad location for other meals”

              Great breakfast, good price, helpful staff

              The room was obviously basic for the price but the hot water always worked, it was clean and they serve a great breakfast on the roof. Actually, it was the best breakfast I had at guesthouse in Myanmar because besides the usual toast (with butter/jam) and an egg, it also came with different fruits and either rice with chickpeas mixed in or noodles plus coffee or tea. However, the Internet could be very slow (when it worked) and there were blackouts albeit the generator kicked on rather quickly. My big complaint is that the area the hotel is located in is really a wasteland for food if you are a tourist who wants to avoid the risk of any bad food issues as the nearest places “safe” to eat are on the same road on the other side of the street as the train station. It’s a long walk to go to this area just to eat (albeit there are cabs or motorbike people on major street corners willing to take you around) and I ended up eating at Mandalay Donut a couple of times (not particularly great pan-Asian food like fried rice but safe to eat) plus there are some supermarkets in this area and an Oceans Hypermart + Season’s Bakery in a big shopping complex. There was a Kipling Café on the road along the Mandalay Palace moat etc but I don’t know if there is a concentration of restaurants suitable for the local middle class and tourists alike (maybe in South Mandalay). Otherwise, the staff’s English abilities are just fine if you are a native English speaker and they can arrange taxis to the airport (Note: The international airport will take roughly an hour to get to via the Air Asia shuttle if there is not alot of pickups to do), bus tickets etc. Finally, don't change money with reception unless you absolutely need some Kyats as they will give you 9,500 Kyats for a US$10 bill while a bank will give you close to 9,850 Kyats or close to the actual exchange rate. It’s just a bank will make you fill out a ridiculous amount of paperwork just to change even one single US$10 bill.

              Cheapest Thing Going in Mandalay ”

              Cheap, clean, early check in after the over night bus

              This place is VERY basic but spotless and entirely adequate. There are zero bells and whistles but you aren't paying for any.It's a long walk but you could walk to Mandalay Palace and it is a short scooter ride away from restaurants and the moustache brothers. I would top rate it as a budget option. Also the staff are very helpful in arranging whatever you need with a small board in the lobby jam packed with options and prices.

              When I arrived at around 5AM, they allowed me to check in straight away, which was great. The breakfast on the rooftop is a lovely way to start the day. The basic room I booked had one big bed and its own small bathroom. The water wasn't always hot but it didn't bother me. The WIFI was slow, but that's pretty standard for Myanmar. There's a cybercafe just a couple of doors away. The staff was very helpful on different occasions (they can book the slow boat to Bagan for you and offer laundry). You are far away from the main touristic area in Mandalay itself, but if you're not afraid to walk, it's alright, and the motorbike-taxis are not very expensive.

              Fantastic! ”

              Friendly staffs - nice rooms and good food

              I really enjoy staying at AD1 hotel. Staffs are excellent. They take good care of guests. Note: 1. The airport is just in the middle of no where. To access to town, it takes 45 mins to 1 hour. If you take a taxi for yourselves, the cost will be 20 USD but if you choose sharing taxi, you only have to pay 4 USD. 2. For people who use complimentary bus of Air Asia, from the bus stop at street 79 to hotel should be maximum 1 USD (may be less if you bargain a bit ) 3. Hotel offers tours, buses to other provinces. They have 1 day tour to 3 cities ( Sagaing; Old Ava and to U bein bridge - Amarapura) which cost 18 USD ( big bus; free lunch and guide ). I think this is a great deal better than hire motor cycle with the cost 20 USD per day. This price does not include shopping fee; entrance fee to some museums; horse cart or boat ride. 4. If you rent bicycle, cost will be 1,5 USD. It would take 45 mins to drive to U bein bridge.

              Nice Budget Guesthouse”

              I would call this a budget guesthouse because if you stay more than one day there is no maid service. Overall good value for Mandalay budget accommodations. Nice breakfast with egg toast and fresh fruit. Rooms are old but everything works. Nice colorful location by a pagoda and wholesale produce market. Thanks

              This was the second hotel I stayed in around Mandalay, and for half the price of the other hotel it was a bit rough around the edges, but made up for it by the colorful atmosphere of the market area that surrounds it. Nice above average breakfast for a budget hotel. Bicycle rental made it easy to explore the city. Helpful staff. I'll stay here again if in Mandalay.

              Great litle place”

              Location, Breakfast and Rooftop!

              Great little hotel hidden away in the back streets of Mandalay. Rooms are small but functional and have en suite bathrooms. Located in a great part of Mandalay, which provides easy access to the rest of the city. Area gets a bit dark and quiet at night (due to lack of street lights) so something to consider for solo female travelers. A few good restaurants and beer stations nearby (ask reception for details)!

              Nice surprise”

              Clean, quiet, nice staff

              I spent a total of five days in this place. It is a simple building with basic rooms, but they are clean and well appointed, including towels, cups with soap, shampoo, a comb and a tooth-brush and toothpaste, as commonly encounter in Mandalay hotels. Their breakfast, though the same every day, was plentiful and healthy, consisting of toast and sunny-side up egg, butter, jam, a plate of rice and beans, fresh seasonal fruit (watermelon and mango) 2 bananas, coffee and tea. I was lucky to be given a room in a corner (301) which has two sets of wide windows letting in lots of natural light. The downside of this place, though not their fault, is the location. In the middle of a onion-garlic and dry fish market, it does make for a very interesting setting for a photographic tour, but the firs time encounter with the aromas permeating the barrier of walls and window panes requires a strong stomach. The only other thing was that a day coming out from the cold rain there was absolutely not ht water. I had not even tried the hot water the prior 3 days because it was so hot that i would choose to take my showers cold. but that day i would have loved a hot shower. the water was hot the day after, upon me bringing it to their attention. Overall, a nice, economic and clean place to stay for the solo traveler for a few nights

              Great value for money for budget travelers. If you are just seeking for a bed and breakfast rather than fancy facilities and service, A.D. 1 hotel can be the answer. The breakfast at the rooftop was great and the staffs are ready for any questions or transportation arrangement. Hot shower was available, and bed was clean. Can't beat the price!

              The staff really helpful, especially the man (but i forgot his name) I made a mistake when booking this hotel, i choose a wrong date but the hotel didnt give me an extra charge, thank you! But the location is in a middle market and need a more extra time to go to central Mandalay.

              Worth for your money”

              Cheap,helpful staff

              It was one of the most cheapest hotel in Mandalay. If you travel in a budget , this hotel is your choice. The staff was helpful and able to arrange everything as you need. I booked an overnight bus ticket to Bagan from the hotel with a bit service charges more but the disappointed thing was it was a minibus not a tourist bus which only local people used but the hotel charged me at the same price. Tell the staff if you want a good one.

              Budget hotel with nice rooftop breakfast”

              Our stay at A.D.1 Hotel was nice- this is a budget hotel so we weren't expecting much. The hotel itself is a little hard to find and is directly next to the produce market, so especially during the hottest parts of the day, it can smell a little funny. The staff were very helpful and called cabs for us many times. The rooms themselves were clean, comfortable, and spacious, but again- very basic. The shower was quite nice- hot and with excellent pressure for SE Asia. I have to say one of the best parts of this hotel was the wonderful breakfast served on the rooftop. My least favorite part of the hotel was the location- not much around in terms of restaurants and immediate site seeing.

              Good budget hotel”

              Rooftop terrace, helpful staff, low cost

              We had a pleasant stay at AD1. The staff were very helpful in booking our onward coach tickets, it was located reasonably conveniently for exploring Mandalay, and the room - while a little careworn - was clean enough considering the general state of accommodation in Myanmar, and we had no major worries. The rooftop breakfast terrace was a lovely bonus.

It’s a long walk to go to this area just to eat (albeit there are cabs or motorbike people on major street corners willing to take you around) and I ended up eating at Mandalay Donut (not particularly great pan-Asian food like fried rice but safe to eat) plus there are some supermarkets in this area and an Oceans Hypermart + Season’s Bakery in a big shopping complex. Otherwise, the staff’s English abilities are just fine if you are a native English speaker and they can arrange taxis to the airport (Note: The international airport will take roughly an hour to get to via the Air Asia shuttle if there are not alot of pickups to do), bus tickets and the like. Finally, I don’t advise changing money with reception unless you absolutely need some Kyats as in Feb 2014, they gave me 9,500 Kyats for a US$10 bill while a bank gave me closer to 9,850 Kyats or whatever the actual exchange rate is. It’s just a bank will make you fill out a ridiculous amount of paperwork just to change even one single US$10 bill.

              location, location, location

              I was frustrated to learn upon arrival, that my pre-paid 'superior' room was given to another guest and unavailable for occupation. I was offered a horrible room at a discount. However, I persisted (against the manager's wishes) on taking my original booking and my request was eventually fulfilled. This cast a shadow on my stay at A.D.1 and it appeared that they are relying on their past reputation for good will. Clearly things have changed for the worse, so I hope that they reconsider their approach to doing business in the future.

              This is a good hotel to stay in Mandalay. The breakfast is excellent, the fronthouse staff help where they can and you can meet many other travellers in the morning on the terrace.

              simple, nice room. great, helpful staff working during the day.

              This hotel is a simple hotel with a good breakfast, good location and great value for money. The staff are better during the day, they have more information and really helped me out with booking buses, so if you need any advice ask during the day, not the evening.
