A Great little place to stay, perfect location, very close to the bus station. Big comfortable beds, separate toilet and heated shower, free breakfast of coffee and toast with Jam. Staff were Lovely. Friendly. I would definitely stay here again.

Cute Bungalow in a beautiful garden”
For this price you will not get any better in Pai. It is perfectly located just 3 minutes from the Walking Street which avoids the noice but still guarantees proximity. They offer free coffee, tosst and bananas in the morning. The bungalows are located in a beautiful garden and the beds are amazing.

Lovely stay”
Mr Jans Guesthouse was such a perfect stay for me and my partner. The location was the best, local to all and walking distance everywhere. The WiFi was also perfect. The owners were so welcoming and lovely throughout our whole stay and was very helpful. Offered breakfast every morning, fruits toast etc. Perfect stay and would highly recommend!

Mr Jan Guesthouse was a lovely experience. Great location to the walking street and no noise traffic. The staff were very accommodating and friendly. Free wifi and breakfast was awesome! Beautiful garden and nice veranda! Ask Mr Jan about the herbal bath... what a nice touch!

this place is a wonderful hidden gem. gorgeous garden and tucked away from the noise (unless you have noisy loud neighbors). around this time of year it’s so cool at night so AC is not necessary. lovely breakfast. will be returning. thank u !! also there are NO bed bugs here for someone who stated so.

Nice gardens”
Mr Jans is a nice place to stay, with the rooms set around the garden. The place is just of the main street, but still pretty quiet. There is plenty of space to park a bike/scooter. Breakfast was a simple toast and jam, and there are no shortage of places to eat nearby. Staff were friendly.

Calm and close to walking street”
Nice location with beautiful hedges, rooms are cozy, 2 min walking to Main Street with nice bars and good restaurants. Free roasts with jam, coffee and banana in the morning prepare you for the day on the scooter. Welcoming staff.

Amazing place”
Super nice host, they made hot water every morning, provided instant coffee, bananas, and pineapple jam with bread and a toaster. I loved the hut I stayed in. Beautiful property right in the heart of Pai.

Value for money, low budget”
For what you pay, it is a good budget guesthouse. It had a double bed and a single bed. The single be had a more comfortable mattress than the double bed. The weather was cold last week of December and the water was only warm not hot to enjoy a shower. They offer a complimentary breakfast of sliced bread (there is a toaster to toast your bread too), tea, coffee, assorted variety of jam, butter, two types of fruit. i didn't eat anything because I suffer from travel sickness. But I saw the others making most of it. I had enquired at a few places around and the prices were a good 150-200 bath extra per night without breakfast. When i am out the whole day and only return to sleep at night, I don't need to pay for 5* luxury that I don't use at all. One strange thing, The switch to light up the room is at the far end instead of being where you enter. But all in all very good. The hostess too was very helpful. I had forgotten to bring my multi-purpose plug and she graciously lent me one. Whenever we passed by she and another elderly man always greeted and spoke to me and asked how we are.

We had a wonderful week at Mr. Jan's. It's right in the center of Pai but you stay in a wonderfully looked after garden, which gave us the needed atmosphere to relax and explore Pai!

We loved our stay here, the Bungalows are big cheap with a bathroom and a Moskito net and a fan. Small breakfast, good location ( 10 meters to the night market street)

Great Place Just off the Main Street ”
Mr. Jan’s guest house is in a great location steps from the main walking street in town yet far enough away so you don’t hear all the partying for when you want to sleep. The breakfast available is basic (instant coffee, tea, bananas, toast and oranges) but it’s a good start before deciding where you’re actually going to eat. The garden where all the cabins are set is very nice and manicured which we didn’t expect, it’s quite a peaceful setting. For the price it’s hard to beat!

Set expectations first”
This is a cheap as chips guest house. It has an electric fan, mozzie gauze on windows and towels. Saying that, it's not a out the accommodation which is perfectly adequate. A working shower, sink and toilet is all that is needed and slept like a lamb on the bed. Where this place is great is that it is right in the heart of Pai but you have their famous secret garden which is a delight so all you hear is birds. Coupled with a lovely cold cooked Thai breakfast with toast and hot drinks thrown in. Well, it's a gem,
