Very good budget option in Yangon”
Lotus B&B is located at the edge of the city but within walking distance to many of the points of interest. It is a little obscure and easy to miss, so look out for Black Sky Cafe & Bakery which is situated across the street from Lotus B&B. The air-conditioned double room with bathroom en suite that we had was comfortable and clean though a little small. No hot shower available but it was OK considering it was warm in Yangon. We were asked to pick what we wanted for breakfast from a menu the night before - the western style breakfast was good, so was the local dish of mohinga. The staff were friendly and helpful, especially Mr Ko Shwe Htoo who speaks excellent English. They provided us with a simple map of downtown Yangon. We wanted to take the local bus at least part of the way to Shwedagon Pagoda and he was very patient to explain/show us how to do so. The bus stop (50th St bus stop) is only a block away on Anawratha Rd. If you wish to do the same, make sure you ask the staff to write down the name of the bus stop where you should get off (Latha bus stop, near the junction of Anawratha Rd. / Shwedagon Pagoda Rd.), just in case. We asked about a local market and Mr Ko directed us to a little market about two blocks away, north of Lotus B&B on Eingyi St., off Bogyoke Rd. They also lent us umbrellas when it rained. We had an in-house private airport transfer arranged by Lotus B&B which cost us 10,000 kyats (fair price and similar to taxi rate, I checked) - so grateful that Mr Ko advised us to buffer at least 90 mins travel time due to heavy traffic coupled with the rain at the time. We arrived at the airport in good time. All in all, Lotus B&B was an excellent place to stay!

Caring Staff + Clean + Affordable = Lotus!”
I was traveling in Yangon, arriving back from the countryside where I had picked up an illness. My Fiance and I arrived at Lotus not knowing what to expect, and we were very pleasantly surprised. The hotel itself is spotless, the rooms are good sized (bigger on the inside, smaller on the side with windows). The rooms are all air conditioned and the bathrooms are immaculate. The beds are comfortable, and the wi-fi is as good as anywhere in Yangon. Note: the rooms upstairs have hot water, if you ask to be moved they may upgrade you for free if you are nice. The breakfast is very good for Myanmar, you can order one of ten items, the banana pancakes of course or eggs and toast. The breakfast room lets you look out over the boulevard and is shaded, with a great breeze. Upstairs from the hotel is a hospitality school, and the employees are either graduates or students. This means you get really good service. I was ill, and they treated me like family, making me rice porridge for free, 3 times a day, and giving me re-hydrating concoctions to drink. They went above and beyond, and I have to say that the staff at Lotus is the most professional and caring staff of anywhere I have stayed in Myanmar. You don't need to keep looking, this is the budget hotel you were looking for.

Great Location, Great Staff”
We really enjoyed our stay at Lotus. The staff is very, very friendly, Sue in particular. The breakfast is really good-choice of Western and Asian options that you request the evening before. It is in a really good location, right in the heart of Yangon. It is probably about a 15 minute walk to Sule Pagoda and a really nice park that is right next to it, and many of the other main attractions are quite walkable. Lots of restaurants nearby as well. The room was very clean, air-con worked really good, comfortable pillows, bed nice and firm if you like that, and there is hot water--typical budget appearance. The only downside to the room we stayed in--budget double-- is there are no windows. Not sure if all the rooms are like that. The wi-fi worked pretty well, would sometimes slow down in the evenings but I imagine that is not specific to here. One of the best things was we were allowed to take a shower later in the afternoon we checked out before getting on the night bus. There were mosquitos in the room but nothing overwhelming--a few at a time. I found that sleeping with pants and socks offered some good protection and with the air conditioning, I stayed nice and cool. I would recommend staying here and we actually booked again at the end of our trip because we are leaving from Yangon.

From the management right down the line, the staff couldn't have been more helpful & more friendly then the lotus staff. They truly were more like family. Thank you Suu for all your compassion and consideration during my stay at Lotus. You were so considerate, caring and helpful while I was stuck in my room sick for 2 days. we are familiar with nearly a dozen bed and breakfasts in yangon and mandalay and lotus is the best one that we have stayed at. all of the staff deserve praise for the high standards they bring to their jobs, whether it be cleaning rooms, preparing meals, or manning the reception desk. when i was alone i stayed in one of the dorms. it provided more space per bed than perhaps any other dorm i have ever stayed at. plus it gave you a quality bed, a huge locker, glass doors that open to a large balcony, and lots of quiet. when i was with my partner we stayed in a private room that was more spacious than any other private room we have stayed at in myanmar. it had two quality queen beds, large windows for fresh air and sunshine, and was quiet. free bottled water. good wi-fi. close to supermarket. close to street food. close to an affordable gym. to top it off, lotus gives you the best free breakfast that we found in the seven months we travelled in southest asia

The friendliest B&B in Yangon”
Lying around a ten minute walk from Sule pagoda on Mahabandoola and 49th street the Lotus B&B has been my favourite place to stay in Yangon in the five times I've been there. Very clean, great breakfasts but what singles this place out has to be the sstaff, Sue, Akhar and Jack, three nicer hosts you could not wish for. I arrived from Myawaddy overland at 5am and was apologised to that my room was not ready! I only wanted to park my bag but the super friendly young Akhar did arrange for me to stay in another room until it was and brought towels so I could take a shower. This wonderful introduction was to set the benchmark of service for the five days I spent there. If you get the chance I would say request room 201, two windows, and just across the corridor small balcony where you can watch the hustle and bustle of Yangon life pass by. Thanks for a great stay

I found all the staff running lotus b&b very friendly and helpfull. perfect for a smooth arrival in yangon. my room was perfectly clean and quiet (basic double, i think). they have a nice breakfast place but its also only a short walk to the mohinga places at mahabandoola street. you are just downtown at the colonial quarter and sule pagoda, which is a nice area to hang around and just dive into the innercity live. going to stay there again, when i come back to yangon

We was staying in Lotus Bed & Breakfast in 4 days, and during that time we felt comfortable like our home. The staffs are very kind and friendly, they can serve our request instantly. Everyone here are so nice including travelers, the facilities are well established and the food here is good also. I will definitely stay here again when I visit Yangon next time. Good location helpful staff”
The owner runs a hospitality school above the hotel and it shows. The staff all went out of their way to make sure i had a great stay in Yangon. The owner took me to the bus station himself to ensure I got on the right bus and he got up before 5am to do so. The location in downtown Yangon is convenient for getting to all the main sights in the downtown area. The hotel is very clean and reasonably quiet at night considering it's central location. Definitely recommend and i would stay again if i return to Yangon.

Brand new B&B attached to a tourism school”
This is actually operated by a tourism & hospitality school, so the B&B helps both fund the school and provide hands-on training for the students (but don't worry- it's nothing like student night at a salon, Lotus is very professional). Breakfast is nice, with 3 different set menus, although I don't think the restaurant opens for any other meals. The location is fine, walking distance to the river and some temples, but as is the case with most of Yangon, taxis are still a necessary evil to get most places. The staff is friendly and there is always an experienced manager on duty. The only con is that the rooms are all situated such that they all face the concrete walls of the adjacent buildings, so don't expect a view. However, the rooms are spacious and comfortable, and kind of a bargain for Myanmar.

Nice place”
We only stayed two days one night but were happy with lotus bed and breakfast. The rooms are clean crisp clean sheets and a real comfy bed and pillows. There is no tv which isn't a big issue but hey sometimes it's nice just to sit in bed after a long day watch a movie. Breakfast is great it's actually cooked by people who have studied at the cooking school on the top floor they have eggs, toast, coffee but also yummy hash browns. The hotel is bright the only downfall is there is no hot water for me even if it's hot I love a hot shower but they have told me this is coming soon they have the permits can't have to get permission from the goverment to have hot water. The staff were helpful some their English wasn't so great but you can't have everything. I would stay again if I was ever to return.

The best little bed and breakfast in Yangon”
We just had the most memorable stay at Lotus Hotel and we’d like to commend the staff there for taking good care of us throughout our stay. Special thanks to Suu and Jack for their friendly interaction and kind accommodation of our requirements. The hotel is located in the downtown area very close to the tourist attractions. It’s easy to go around the downtown area via taxi and the fare is reasonably priced. There are no taxi meters so one may need to negotiate first with the driver before boarding. The room we stayed in was very clean with good airconditioning, fast wifi connection, strong hot and cold shower and basic toiletries. They likewise have varied breakfast menu choices. We highly recommend this hotel.

i stayed solo in the men's dorm. very large space with only four beds. glass doors in the room open to a patio with balcony. large locker provided with key. very clean. quiet. good location near an affordable gym, street food, and a supermarket. good wi-fi. lotus gives you maybe the best free breakfast in yangon. the staff bends over backward to help you.

A fiend of ours had stayed here a month earlier and recommended it. I stayed here with my boyfriend and a friend and we had a triple room. It was very clean, we had fresh towels and the staff were incredibly helpful. We had booked one night in Yangon and then after our stay we booked the same room for our return five days later. They arranged taxis, a place to leave our luggage and a room to shower in before our night bus after we had checked out. Would recommend this place! The only issue was our taxi driver took forever to find it! More his problem than the B&B, but just look out for the Lotus Hospitality sign, it's opposite a big cafe/dim sum/bakery place which unfortunately I have forgotten the name of...

Good breakfast, helpful staff”
I got to the b&b early in the morning at 7am and the staff actually allowed me to check in, which was very nice as I needed a few more hours of sleep after a 10 hours bus ride. Staff were friendly and speak decent English. There was a variety of food for breakfast. Maybe it was the low season so I actually had the whole room to myself in a 2 bedded. The rooms were not 100% soundproof so I can actually hear people talking at the reception area, especially in the morning so if you are a super light sleeper, it might not be nice. Location was alright, not on the central area. 10 mins walk to Chinatown, Yangon night market. The staff were also very responsive when I asked a few questions before my trip to Myanmar. I would definitely recommend given the great service provided

A great introduction to Yangon”
This was an excellent place to start off our trip in Yangon and Myanmar. They accommodated our request for an early check-in since we arrived really early. The location is also perfect for us to start exploring Yangon. Suu, whom I've been communicating via email prior to my arrival was extremely helpful to guide us through the streets of Yangon. Food can be found plentiful along the streets just outside of this B&B. If you're planning to stay here, be prepared to walk 2 floors up the narrow stairway. Other than that, it was comfortable and a place that I would recommend to stay if you're on budget and is an explorer.

A Surprising B & B in Old Yangon”
The Lotus Bed and Breakfast, located in the old part of Yangon, is slightly off the beaten track. The rundown entrance is next to a partially abadoned shop, which upon closer inspection did have occupants, and led up solid wooden stairs opening upon the reception. It was a welcomed surprise. The clean rooms have basic amenities, but the Wifi is excellent. The breakfast nook, with brick walls and windows crowded with plants overlooked a busy street or a quiet courtyard, was the perfect place to reflect on travels through the city.

I was there for just one night and i booked just a day before for 5$ for one night. Big Dorm, with big beds. Clean and enouth toiletes ans showers. The best at the end: Super Breakfast, includet in my 5$. If I go back to Yangon, i will go back to Lotus BnB!

I had a great time here. A few mosquitos buzzing around the room and a tad noisy but the place is in downtown Yangon where you can't expect anything else. Absolutely wonderful staff here. So helpful and friendly. And an amazingly generous breakfast. Highly recommend.

We truly loved the vibe of Lotus Bed & Breakfast, and would not hesitate to stay here again. The room and facilities were always clean and well maintained. The staff was very helpful and friendly - they even allowed to check in early after arriving on an overnight bus. The free breakfast was hearty, fresh, and prepared to order. This is a in a great location for exploring the city by foot or short taxi rides. Great job Lotus team! Keep up the good work :)
