For convenient, we moved from the Marriott Beach Club prior to the stay at the Modern Living Hotel. When we made the decision, we were a little concern about making the right choice, but we didn't get disappointed. We had an excellent experience with the Hotel. What impressive me the most was the hospitality at the hotel. Everyone was so friendly. There's always someone there to open the door for you with a nice smile. The location was excellent, right across the beach. lots of shops and tours and transportation options, last but not least lots of restaurants. so convenient. The room was clean the price was decent. I would definitely recommend it to a friend. Furthermore, I am glad I have chosen to stay at the Modern Living Hotel. I left my Surface laptop at the hotel and was able to recover it. We stayed in Modern Living for 16 nights and we had a perfect stay! Staff was friendly and very concerned about how to make our stay more pleasant! Nice, clean rooms and free beachtowels were given every day. Every morning we started our day with a good breakfast and were welcomed by Mitchelle, the restaurant supervisor, with a big smile so a great start of the day! Hotel has a good location, across to the beach and walking distance from Jungceylon, a big shoppingmall. Thank you, guys!!

Loved my stay at this hotel”
Loved my stay at this hotel! Awesome hotel and location. I stayed in a superior sea view room for one week. The room was cleaned regularly, well airconditioned, modern and very comfortable and had good wifi. The staff were super friendly and helpful. On the last day, my flight was at night and check-out was at 12pm. The staff allowed me to leave my bags at reception until the afternoon and gave me a room to shower in before I left for the airport. The location was brilliant. Couple of minutes walk to everywhere including Bangla walking street. I will be back there again!

Hotel is on the main strip along the beachfront at patong Beach .waking distance to Bangla road and jungceylon shopping mall.Rooms are basic but good a./c. Access to the pool is onlyif you have booked a pool room. Great breakfast and staff awesome super friendly.If you are looking for proximity to the beach and close to most things but dont want all the trimmings this is the place. Was practical and comfortable..

Good location at one of the most popular beach - Patong Beach. Great staffs and clean environment! Well maintained. Only one little disappointment is the Sky bar is under renovation~~

Nice hotel with good value”
The hotel is good and cheap for the specific location. The room is a standard 20 sqm. and it is clean and not noisy. But don't believe this is a 4 star hotel, it's a typical standard 1000 baht/night hotel, which you can find all around Thailand. The only negative was that one of the towels had a big hole, the TV did had the the best screen quality and we had no hot water during our stay. The water pressure wasn't high either.

This hotel is misleading with the photographs it has posted. I believe that the photos are from a number of years ago and the property has not been maintained since. Once you look past that you will be happy with the location and cleanliness. The bed was incredibly hard and made for very poor sleeps. The pool is a cool feature and great to jump in when the heat gets too much.

The hotel has been recently renovated. There are too pools. With a small pool on the roof. The staff are very friendly and helpful. One of the doormen got me a taxi with lower fairs then quoted from other drivers while walking down Bangla Road

I HAVE LOCK MY BAGS AT THE ROOM HOTEL BEFORE GOING SIGHTSEEING OUTSIDE. WHEN RETURNING HOTEL, MY BAG CAN'T OPEN. THE CODE NO. OF MY BAG ALSO HAS CHANGED. HOWEVER, THERE ARE NO LOST BECAUSE NO VALUABLES IN THE BAG. NOT SUITABLE FOR MUSLIMS WHO GOING WITH FRIENDS BECAUSE THE MIRROR BATHROOM CAN SHOW BODY SHAPE WHILE BEING A BATH. SLEEP DISTURBED BECAUSE QUITE NOISY AT NIGHT BECAUSE THERE'S CARNIVAL IN FRONT OF THE HOTEL AND BARS NEAR THE HOTEL. BEAUTIFUL SEA VIEWS FROM THE HOTEL ARE STYMIED BECAUSE THERE IS THE CARNIVAL IN FRONT OF THE HOTEL. DELICIOUS FOOD. STRATEGIC LOCATION.

The hotel is a situated at a nice & convenient location. But the rooms, they are not so sound proof. Can hear other tourist talking in the hallway during midnight and also this boxing event promoter in their vehicle shouting "tonight, tonight, tonight".

Regardign the noise to be honest we are located at teh least noisy area of Patong which is the main entertainment area of Phuket. Regarding the "Patong Boxing stadium" Muai Thai events truck is actully cruising throughout the entire Patong not only our area and they do advertise frequently as part of the entertianment offer. Strategic location, clean and good room size”
Overall is good. Location, room size, cleanliness. Only disadvantage was the low water pressure. Even they changed us from one room to another, water pressure is still very low. I guess its the whole hotel’s water pressure. And certain room, especially Room 1318, the smell of sewer from the toilet is really bad. Hotel management need to do something about this room’s toilet. Besides that, all is good.

The location was directly across from beach, unfortunately the noise from the road was very loud and spoiled our stay. Motorbike exhausts the loudest on the planet. Hotel was nice and clean had pool access nice airy feel. Would stay again.... With ear plugs.

First impression upon arrival was one of disappointment as looks different from the online pictures. However the rooms were clean and fabulous location across from Patong beach. Probably a bit too busy of an area for young families. Would stay nearer Karon beach next time. Overall a pleasant satisfactory stay and would recommend.

My husband and I were welcomed with drinks. We arrived at 7 am. I was surprised because their room rate was super cheap. But the rooms were nice and complete with the things that a traveler would need. The housekeeping and frontdesk were exceptional!
