First of all for 2 dollars usd difference get the breakfast! Great mix of continental and Japanese options, it cost patrons 700yen if you didn't book the breakfast online. The first bus to Hirafu at least as of winter 18/19 ran at 7:50am and came back last from Hirafu at 10:30pm costing 340yen to the intersection and 390 yen to the lifts. Location wise I enjoyed it as its a 2 minute walk from the Jr Kutchan Station where you take the bus up, and there is a large supermarket about 5 minutes walking distance as well that considerably cheaper than the resort town of Hirafu, the "center" of niseko. Also much cheaper and better Japanese food options compared to the pizza and burgers at Hirafu.

Excellent Location opposite the train station. Very friendly and helpful reception,cleaning and breakfast staffs. Special thanks to sweet and beautiful Ms Runa, so patiently giving me information. Spacious rooms (in context with Japan) with everything you need.

Cheap and basic”
They have a drying room for snow gear but it's very small with not much space for hanging and not so good air circulation, so don't expect your gear to dry well. Staff happily refunded a double booking we made, that was super nice of them. When you're tired from a day of snowboarding, having to make your own bed in a cramped wooden capsule was not so appreciated... But I had a comfortable sleep, and the shared bathroom was clean and modern. It's a cheap and basic hotel in an otherwise very expensive area. All staff were lovely kind people, especially the old lady serving the breakfast!

Good location and clean”
This hotel has an excellent location, in front of Kutchan Station. From this station, you can go to Hirafu Welcome Center (Niseko ski area) by bus for 20 minutes. Only JPY 200 for one way trip.

Staff is unprofessional, unhelpful and rude”
Front desk is closed between 2200 to 1100. Light is off in all common areas. A staff member responded with, 'I am off duty' when spotted after 2200. No light or coin exchange machine at coin laundry area after 2200. Late check in customers were questioned, 'why are you so late?'. When hotel parking lot was full, front desk staff asked us to look for coin parking space and not to park at nearby places. However, when asked where I could find proper parking space nearby, the response was, 'I don't know '. Lots of other unpleasant experiences as well. I have not seen such terrible service in any hotels in Japan before.
